At the beginning of each year, real estate brokerages publish market reports on property sales from the previous year and offer forecasts on whether home values will rise or fall in the current year.

Practically everyone in the business gets their property sales data from PropertyShark.com, and they get it from New York City’s Department of Finance.

While the information furnished is pretty accurate for coops, condos and mixed use property, the controversy surrounds sales data on 1 to 3 family home sales in Brownstone Brooklyn neighborhoods.
